It’s probably closer to this: why doesn’t my marketing match how good I already am?
I’m Derek Caldwell, and I run a real estate team. I believe in the team model. Some of our agents have been with us for eight years and consistently sell 30+ homes a year. They’re not here because they couldn’t do it alone. They’re here because a team is how they want to run their business.
But I kept meeting agents who wanted something different.
They didn’t need our leads. They had their own database. They had spent years building their name and didn’t want to give it up. What they wanted was better marketing, better systems, and someone running the operations behind them.
The problem was, joining my team meant putting my name over theirs.
For the right agent, that’s the wrong trade.
Roebling Collective is the third option.

This isn’t a promotion out of the Caldwell Group, and the team isn’t a stepping stone into Roebling. They’re two different ways to build a business. The question is which one you actually want to run.
The name comes from the Roebling Suspension Bridge. John Roebling built it here before the Brooklyn Bridge, and it connects Cincinnati and Northern Kentucky without belonging to just one side. That felt like the right idea for what we’re building.
We’re also going to be particular about who carries the name. A premium brand only works if the work underneath it deserves it. I’d rather grow slowly with the right agents than grow quickly just to get bigger.

You have had the call. It opens with your production numbers and moves to a split you could get in four other places. Most of those conversations are about what the brokerage needs. So here are the three things that decide it, before anything else.
- Your name stays on top.Nothing goes above it on a sign or a listing, and nobody stands between you and your client.

Twenty thousand a year, and then you are at one hundred percent.
You split 80/20 into a $16,000 cap with the collective and a $4,000 cap with eXp. Once both are met you keep everything after that, and the collective cap resets every April. There is no desk fee.

Against what you are probably paying now
An agent doing $300,000 in gross commission on a 60/40 split with no cap pays $120,000 in a year. The same production here has a ceiling of $20,000. Even against a brokerage at 80/20 with a $16,000 cap, you are within a few thousand dollars and you have the brand, the rooms, and the systems on top.

A solo eXp agent caps at $16,000. Here it is $20,000. That is the honest difference and it is the first thing you should weigh. So here is what the difference buys, starting with the part money cannot buy on its own.

Can I keep my own brand if I join Roebling Collective?
Yes. Roebling Collective is designed to sit beside a personal brand rather than replace it. You choose, listing by listing, whether a piece carries your identity, the Roebling identity, or both. Your name stays on your signs, your marketing, and your sphere.
What happens to my listings when I switch brokerages?
Active listings belong to the brokerage, not the agent, so they do not automatically move with you. In practice most brokerages will release a listing if the seller asks to follow you, but the seller has to make that request and the current brokerage has to agree. Plan the timing of a move around your active inventory, and read your existing agreement before you give notice.
Do I lose my database when I leave a real estate team?
It depends on what you signed. Many team agreements claim ownership of leads the team provided, and some claim the whole database. Contacts you sourced yourself are usually yours, but the agreement controls. Pull your own contacts and your transaction history before you resign, and have someone read your team agreement first. At Roebling Collective your database is yours, and that is written into the agreement.
What is the difference between joining a team and joining a brokerage?
A brokerage holds your license and takes a split. A team sits inside a brokerage and typically provides leads, coaching, and administrative support in exchange for a further share of your commission. For an agent who wants people around them and volume coming to them, that is a good trade at any level of production, and plenty of long tenured top producers choose it for their whole career. Roebling Collective is a different shape rather than a further step. It is a brand and an operations layer inside eXp Realty for agents who generate their own business and want to build under their own name.
You run a team. How is this not just another team?
Derek Caldwell runs The Caldwell Group, and it is a team in the ordinary sense: shared leads, a shared brand, and splits that pay for both. Team agents run 50/50 on team-provided leads and 60/40 on their own, with full white-glove service behind them, and it does not cap. It is a good business, and some of its agents have been there eight years and close thirty or more deals a year. The collective is a different structure. There is no lead split, because it hands you no leads. Instead of a split that never caps, you have a $16,000 cap and then you are at one hundred percent. You market under your own name rather than ours. Your database is yours on the way in and on the way out. The two are separate on purpose, and neither is a step toward the other.
How much does it cost to join Roebling Collective?
Twenty thousand dollars a year at most. You split into a $16,000 cap with the collective and a $4,000 cap with eXp Realty, and once both are met for the year you are at one hundred percent. There is no desk fee and nothing is billed monthly. For comparison, the standard eXp cap on its own is $16,000, and an agent on a 60/40 split with no cap doing $300,000 in gross commission pays $120,000 in a year.
What happens to the eXp communities if I leave?
Access to Fast Forward Movement and UPGRADE comes through the partnership, so it ends when the partnership does. That is true of every sponsored community at eXp and it is worth knowing before you join rather than after. What you keep either way is your name, your database and your own book of business.
What is not included?
The Caldwell Group's white-glove service is gated to The Caldwell Group and is not part of the collective. That means the collective does not produce and pay for your marketing, signage, print, postage, listing management or social media, and it does not hand you leads. You get the Roebling brand files and templates, and you order and pay for your own production. Transaction management is available as an add-on rather than bundled into the cap. The line between a Caldwell Group agent and a Roebling Collective agent is deliberate, and we would rather draw it plainly than let you find it later.
Do I have to be a luxury agent to join?
No, but you do have to be producing. Roebling Collective is built for agents who already generate their own business and want a brand that reads at a higher price point. If what you actually want is leads and people around you, a good team is the better answer, and we will say so.
Is there a non-compete if I leave?
Kentucky and Ohio both enforce reasonable restrictive covenants, so whether one binds you depends on what you signed and how broadly it is written. Non-solicitation clauses are more common in real estate than true non-competes. If you leave Roebling Collective you take your name and your database with you, and the exit terms are in the agreement you sign at the start.
What areas does Roebling Collective cover?
Northern Kentucky and Greater Cincinnati, on both sides of the Ohio River. That includes Covington, Newport, Fort Thomas, Fort Mitchell, Villa Hills, Edgewood, Crestview Hills, Erlanger, Florence, Union, Burlington, Hebron, Independence, and Alexandria in Kentucky, and Hyde Park, Oakley, Mt. Lookout, Mt. Adams, Over-the-Rhine, Mariemont, Anderson Township, and Blue Ash in Ohio.
How do I change brokerages in Kentucky?
Give notice under your current agreement, then transfer your license through the Kentucky Real Estate Commission with your new broker. Your new broker files the change and the Commission updates your license record. Coordinate the date with your active listings and pending contracts so nothing falls between the two brokerages. Ohio agents file the equivalent transfer with the Ohio Division of Real Estate.

There is a version of this you can only join once.
The collective is being built right now. The agents who come in at the start are the ones whose work sets what the name means, who are in the rooms before this market knows those rooms exist, and who are established under the brand while everyone else is still deciding whether to look.
That is not a discount and there is no countdown on it. It is simply a thing that happens once. In three years the collective will either be the name on the best work in this market or it will not, and the people who decide that are the ones joining now.
The cap year runs to April, so the sooner you start, the more of it you are on the other side of.
